Application & Requirements

$40 non-refundable application fee for each resident over 18.

Applications are typically processed within 6–12 hours (credit and background check).

Income must be at least 3× the monthly rent.

At least six months with your current employer.

12-month lease term.

Minimum credit score of 550.

Valid driver's license or ID for all applicants over 18.

Maximum occupancy for a two-bedroom is 5 persons.

Maximum of 2 pets per apartment.

Cats and small dogs under 20 pounds; a pet interview is required.

$300 pet deposit and a $300 pet fee, plus $15 per month in pet rent for each pet.

Guests are not permitted to bring pets onto the premises.

Rental Criteria

Automatic disqualifiers include prior evictions, undischarged bankruptcies (must be discharged at least 2 years prior), lease defaults and outstanding collections.

Criminal history: registered sex offenders, sex crimes, and misdemeanor or felony convictions within the past 4 years are disqualifying — driving infractions are the sole exception.
